The Placer Vineyards Since, 2004 the MacDiarmid Company has worked with 21 land owners of various sizes, to get a specific plan and development agreement approved in 2007 (the largest specific plan in Placer County). Infrastructure construction is in 2019. Placer Vineyards is a master planned community consisting of 5,230 acres, 14,132 homes, 107 acres of office development, 166 acres of retail development, 920 acres of parks and open space, 6 elementary schools, 2 middle schools, 1 high school, and a trail and transit system designed to connect each project to adjacent neighborhoods and the greater region.

EAST FRANKLIN SPECIFIC PLAN, City of Elk Grove, California. 2000 - 2015. In 2001, developed the backbone infrastructure to serve 5,500 units. All 5,500 homes were built and closed in a 5 year period. A Mello Roos CFD was formed to finance infrastructure including water, sewer, drainage, and roads. The East Franklin Specific Plan is a master planned community located on 2,474 acres consisting of 10,103 residential units, 53 acres of commercial development, and over 180 acres of parks and open space.

PLUMAS LAKE SPECIFIC PLAN, Yuba County, California. Beginning in 2002-Present the MacDiarmid Company formed a land owners group consisting of 5 developers 3,200 residential units. We formed a Mello-Roos CFD for water and sewer infrastructure. We also built an elementary school. The Plumas Lake Specific Plan is a master planned community on 5,263 acres consisting of 13,027 units, 474 acres of commercial, industrial, and business park, and 611 acres of parks and open space.

NORTH VINEYARD STATION SPECIFIC PLAN, Sacramento County, California. From 2004-2006 worked on pre-development issues. The North Vineyard Station Specific Plan is a master planned community residing on 1,594 acres consisting of 5,732 units, 30 acres of commercial, and 63 acres of parks.
